Cleaning visits 3 times per week - Monday, Wednesday & Friday
Communal Cleaning - Once per week
- Sweep & mop hard floors
- Clean mats
- Damp wipe main doors, skirting's, window ledges, dado rail, stair rail, spindle and mouldings
- Clean entrance lobby mirrors
- Carry out high level flick dusting
- Spot clean wall surfaces
- Empty waste from cupboards and dustbins to collection area, replace bin liners as required
- Litter pick paths/walkways
- Sweep external communal entrance
- Damp wipe external signage/intercom etc.
- Vacuum carpeted flooring to entrance lobby
- Sweep and mop hard flooring in entrance lobby
- Sweep and tidy up bin area
- Remove any junk mail
Other visits
- Empty individual flat bins. Bags to be placed in main communal bins.
- General tidy up of grounds (as required)
- Check condition of communal hallways on each visit and complete additional vacuuming when required.
Weekly visits
Fortnightly for general garden maintenance – team visit (26 per year)
Grass cutting, leaf sweeping, weed removal, pruning
Does not include tree-works or new planting – to be provided on quote
Litter pick, fallen fruit and other detritus removal
Every-other-week
Short visit for Litter pick, fallen fruit and other detritus removal and condition review
Quarterly visits
Monthly visits:
Each visit - ‘Flick’ test of emergency lighting
Annual drainage test of battery supply
Visit every 6 months
Monitoring & Sampling of the water system
· Twice annually monitor the stored and ball valve temperature of CWSTs 1 & 2.
· Twice annually monitor and record the incoming mains discharging temperature.
· Twice annually test the water samples for microbiology including legionella
Note: If a positive sample is found additional sampling will be necessary.
· Twice annually issue temperature monitoring records
· Twice annually issue Certificate of compliance
Annually
· Inspect the cold-water storage tanks and report
· Inspect the Cold-Water Storage tanks and report
· Inspect and report the conditions of the pipe works
· Issue the tank condition report
· Inspect the cold-water storage tanks and report
· Interpret the lab test results and advise on any action required
Quarterly visits - (March, June, September, December)
Basement
Carry out inspection storage tanks and pumps
- Remove covers over tanks, and check ball valves
- Check operation of booster pumps
- Check sump pump
- Report condition
Ground level
Carry out drain inspection and clean out all gullies at front and rear
- Lift drain covers and check for blockages and clear any drainage issues
Every 8 weeks
Clean the 4-wheel waste bins (3)
Quarterly visits
Clean windows in communal stairways and landings
